Residential group “Baránok“will be located in the most lucrative part of Košice, in villa quarter Črmel. It will be surrounded by the forest which borders with Košice forest park. There is a stream in the valley. From Črmel you can walk to a marked tourist path that leads to a recreational part of the town.. There is a bus stop nearby and a train stop of children railway.
The property has an ideal south-west orientation with the view on the town.
House-building has ideal conditions for complex residential group with 74 flats for 250–270 inhabitants. Considering slope inclination, orientation to world sides, natural conditions and other limiting factors such as landscape picture, we have selected terraced house-building combined with lower basement form of block of flats. House-building will connect two geomorphologic systems – valley with ridge top an thus it will provide highly dynamic dwelling.
Main pedestrian and car entrance will be from the side of Črmel road. On the First floor there will be created a multifunctional dispersive area – a square from which an entrance hall leading into three houses and housing equipment of all flats will be connected. Space for commercial purposes will be closer to the road (ice-cream parlor Baránok, gym, etc.). Double storey car park for 118 vehicles will be accessed by a ramp. This space will also contain technical facilities (hydrophor station, transformer). There will be 13 parking places there.
House-building will have 3 storeys, it will be corridor-like and it will be built in the terrain. It will have 2 joint angle elevators. Total of 18 apartments ranging from 68–136m and a loggia 15m.
Terraced house-building continues above the block of flats and is arranged along two communication lines into two residential groups. They will be accessed by the same joint angle elevators with stairs on one side. 56 apartments and average size of residential space is 204m, 126m of residential terrace and 50–283m of garden allotments in the terrain. There are 12 and 17 terraced residential levels. 21 storeys will be connected by communication space. It will be semi-covered but open. An engine house will be on the highest point and by angle it will be placed on the highest floor.
Separated waste bins will be placed in the niche near the car park.
Construction system of the main multifunctional facility is a steel concrete skeleton 7,5×6m.
Terraced house-building will be realized on the basis of brick walls and steel concrete elements enabling flexible apartment furnishing. Every flat will be a double-tact 6m module. Heating will be individual either electricity or gas.
Terraced house-building will be emphasized by concrete respectively wooden channels for planting and all glass area of a peripheral mantle. Vegetation in between houses will be maintained.
